Turtle Bay Byron is a large 4-bed house in a fantastic location. It is situated in one of Byron's most desired locations in a quiet residential area. It only takes a few minutes to walk to Clarke's Beach through a bush track or across the park into town or around the corner to the Top Shop for coffee and food. It is good for couples, families with kids and mixed groups as the second living area give you plenty of space for flexibility.
The stylish, modern 4 bedrooms, 3 bathroom house was built in late 2014. The owners clean the house and wash the linen, so there's excellent quality control and it is always clean and immaculate and very welcoming. The kitchen is well stocked with equipment, sauces, condiments, oils, jams, glad wrap, paper towelling, fresh herbs in the garden etc and all other basics are covered. It's as if you're coming to our home, but we're not there

The house has a no party policy as we care about our neighbours and by law you can't make any noise after 10pm. So if you want to party, this is not the house for you

No noise/functions/parties - excessive noise and functions are not permitted as they can cause disruption to neighbours. Turtle Bay is located in a quiet residential area and we respect our neighbours. No noise after 10 pm. Either the police or a security company may be called by neighbours to investigate complaints of excessive noise or anti-social behaviour incurring up to a $200 charge for call out. After two calls outs you could be evicted from the premises with no refund for unused time.
Number of Persons and Linen
Turtle Bay is for House Guests only. No outside guests are allowed on the premises without pre-arrangement. No unauthorised parties are allowed.
The number of occupants must not exceed the number of persons shown on your confirmation.
Any increase in numbers must be agreed in advance. Turtle Bay can accommodate 8 guests.
Linen, towels and beach towels are provided.
Arrival and Departure
Check-in is available from 2 pm on the day of arrival, and check-out time is 10 am on the day of departure. Check in and check-out time variations may be possible, subject to availability, with arrangements made prior. Keys will be available at the property upon arrival. Lost keys will incur a cost of $100.
Licence not a Tenancy
This is not a residential tenancy agreement under the NSW Residential Tenancy legislation. Failure to comply with any of the Guest's fundamental obligations and the terms and conditions of the property may result in immediate termination and eviction.
Refunds will not be paid on terminated occupancies.
Inappropriate Bookings and Schoolies
As a duty of care we reserve the right to refuse any bookings that we feel may be inappropriate or fall across the Schoolies dates (unless a Schoolies booking has been discussed and approved).
Christmas and New Year Bookings
If your booking covers both Christmas Day and New Years Eve then the booking must be at least 12 days in length.
The description of the premises is given in good faith; no responsibility for misrepresentation will be accepted.
Turtle Bay is in a suburban location where, from time to time, there may be building / construction on houses within the vicinity. We take no responsibility for any issues relating to noise on neighbouring properties.
The owners do not condone unsafe, irresponsible or illegal actions/behaviour etc on or off the premises, during a stay or at any other time.
The owners take no responsibility for any actions, incidents, loss, damage or injury sustained while within or outside the premises and/or grounds, during a stay or at any other time. A condition of entry, staying, use of facilities etc at the premises is: All guests indemnify the owners against any responsibility or action (legal or other), due to any actions, incidents, loss or injury during a stay at the premises or at any other time.
Therefore, entering and/or staying at this property means: all guests understand and agree to indemnify the owners against any action(s), incident(s), loss or injury(s) sustained while within or outside of the premises (including, but not limited to, the grounds, facilities, structures, etc) during a stay or at any other time.
Guests actions, conduct and safety are the responsibility of the guests.
For the comfort of all our guests, this is a non-smoking property. Smoking can only occur outdoors using the ashtray provided - we appreciate your understanding. Please dispose of your butts appropriately and safely in the rubbish, do not throw them in the garden.
Animals and Pets
Pets are only allowed if discussed and pre-arranged with the owners.
The rubbish bins are put out every Sunday - please ensure all rubbish is placed in the bins by 10am Sunday morning. The owners will take them out to the street for collection and return the following day, unless other arrangements are made with the guests. The lid must be able to close for the collection. If it isnt closed the rubbish will not be collected by the contractor and will attract an excess rubbish of $55 fee. There are 3 bins: red lid for general rubbish, yellow lid for glass and plastic and green lid for green waste, meat and food scraps, paper and cardboard.
A deposit of 50% of the booking fee is required. Final payment must be paid 28 days prior to your arrival. A bond of $1000 is required and will be refunded within 48 hours of your departure date.
28 days of your arrival date could result in a loss of your deposit or full payment should this have occurred. We will endeavour to rebook your dates, if possible. If we can rebook your dates to another set of guests for the same rate then we will refund your amount less a $100 cancellation fee. If we need to discount to rebook your dates then we will refund your deposit less the difference between the rates and a $100 cancellation fee.
