Did you have an idea in mind for your perfect beach house on the Mornington Peninsula, so close to the beach you can hear the waves breaking at night and smell the sea air on the deck in summer?

A property that is nestled into the sandy dunes of the Rye Ocean Beach but within walking distance to local shops for you to get your morning coffee if you need to?

Welcome to Sandy Shores!
Immaculately presented, this beach house is only 500 metres walk to the Rye Ocean Beach and the Mornington Peninsula National Park. This fully fenced large leafy green block is a secluded coatal haven. Grab your surfboard and stroll up the road to the surf beach.

You will need to walk up a number of steps to the front entrance (it's not for the faint hearted or infirm!) and the front deck as the house is situated high on a sandy dune.

The beach retreat is set on three levels and comprises of six bedrooms (yep we said six), 3 bathrooms and 2 living areas.

Walk into the property on the upper level from the front deck with outdoor entertaining and BBQ and you will appreciate the attention to detail.

Beautifully decorated you will love the contemporary furnishings and coastal style together with the Australian Beech flooring and high ceilings. This really is the perfect beach retreat and finished to an extremely high standard.

Bookings are welcome from mature groups and there are many steps and decks which might not be suitable for small children or anyone is not good with steps.

This property now includes a newly installed swimming pool with solar heating
The pool is 7 metres x 3 metres and has a 7 metre bench seat 50cm deep.

Shallow end is 1.2m and a depth of 1.8m

The pool is surrounded by landscapes, native plants and blue stone paving and has a 6 metre bench seating for afternoon sun.

-Living Areas-
On the upper level you will find the main lounge with large L-Shaped sofa and large flatscreen 55" Smart TV with Netflix and a soundbar, walk through to the dining room with a huge Australian Blackwood 3 metre dining table with plenty of room for at least 12 guests and the gourmet kitchen and pantry. The dining room opens out to a north facing deck and private rear garden to capture the sun where you can sit and enjoy the seabreezes.

A recently installed gas fire (not shown in the photography) adds to the ambiance of the upstairs lounge.

The lower ground floor holds second lounge with billiard table and another 55" Flatscreen TV and access to another lovely deck to catch the ocean breezes. This deck has a seating area for 4, a spot to enjoy a drink while the kids play in the games room.

-Bedrooms-
There are three lovely bedrooms on level one all with queen or double beds along with a shared bathroom. Walk down a few steps to the next level and you will find the master suite with King size bed and ensuite and 43" Flatscreen TV, together with another two bedrooms set up with Queen bed and Twin Singles with Trundle beds for extra guests.

There is automatic electronic gate access and ample parking spaces.

Completing the homes classic coastal vibe is the sun-catching spacious main entry deck with 8 seater outdoor setting, with BBQ, and an outdoor H&C shower.

Please note that the property welcomes pets with a large garden surrounding the house for pets to roam freely.
