--Property Description--
This immaculate 2 storey family home is a 2 minute walk to bustling Main Street Mornington and a further 12 minute walk to the beach!
Although modern in appearance, this home has a strong sense of beachside life which is evident from the minute you step through the door. A sense of calm, and sense of Ahh, Im on holiday

On the ground level you will find 3 queen size carpeted bedrooms, each with split system airconditioners, wall mounted tvs, BIRs and ensuite bathrooms with heated towel racks.
Linking the downstairs bedrooms is a large formal lounge room with a 42 TV and a gas fire place.
Further down the hallway, you will find the spacious open plan kitchen, dining and lounge room. The lounge room has a wall mounted 42 TV (inc Foxtel). From the lounge room you can bring the outdoors in by folding back the bi-fold doors to the decked court yard complete with inground pool,
outdoor furniture and gas BBQ.

Preparing and serving meals is a dream in this very spacious kitchen comprising of a large
fridge/freezer, 900mm oven, gas cooktop, dishwasher and microwave oven.
The generously sized breakfast bar seats up to 5, and is the perfect place to serve meals when
you want a more casual style or kids meal. Alternatively the expandable dining table can seat 6 - 12 comfortably.

Also on the ground level is the huge laundry which has both a washing machine and dryer, loads of bench space and a bar fridge and seperate bar freezer.
The long carpeted staircase leads you up to the extra large attic inspired playroom/bedroom which has a split system air conditioner and ceiling fan. This room can has a queen bed.

Also upstairs is the spacious master bedroom which has a king size bed, 42 wall mounted TV,
split system air conditioning, ceiling fan and a large ensuite comprising of a seperate WC, spa
bath, large shower, double basins and a heated towel rack.
All of upstairs is carpeted except for the ensuite.
Off street parking at the front for 2-3 cars and street parking is also available.
This house is in a fantastic position to ensure you get both the cafe and beach life Mornington is famous for.
If the kids are needing more of a run around, the primary school is 50mts away, and has all you need to have your own sports day either on the courts or on the large football/cricket oval.

Please note that as this is a residential house and not a permanent Holiday Rental, we request limiting loud noise on the deck after 10pm in respect of our neighbours.

CONDITIONS

  • Cleaning Fee: 150 AUD
CANCELLATION POLICY
  • Up to 90 days before the start of the rental period: 50% of the rental
  • 90 days before the start of the rental period: 100% of the rental.
OWNER RULES

No party/function.
BBQ must be left clean otherwise an additional cleaning fee of $60 will be charged.
Strictly no pets permitted without the express prior approval from the owner. There is a $1000 penalty if pets are brought to the property without permission from us. There must be no signs left of the pet inside or outside when you leave if you gain permission to bring pets.
No parties are to be held during your stay. Music must not disturb neighbours. The definition of a party is large numbers of people over and above those stated on the rental application, or loud music which may be disturbing to the neighbours bond forfeiture will apply.
Strictly no smoking indoors a fee of $1000 will apply if signs of smoking inside has occured. Any signs left of smoking outside will also incur a fee of $200. Make sure there are no butts left outside !!
