Pacific Vista Drive is one of the best streets in Byron Bay, situated high on the hill to maximise the summer breezes and ocean and hinterland views, and just far away enough from the hustle and bustle of Byron during holiday season. Walking distance to cafes, town, shops and beaches. Quiet, peaceful and relaxing, perfect for wedding accommodation, large family and corporate accommodation, with ample space and privacy for every guest.

Walk 300m to the bush track which leads directly to Tallow Beach, an uncrowded, unspoilt corner of paradise that the locals know fondly as "Dolphins Beach", due to its frequent dolphin and whale sightings. Feel as though you are the only person on the beach and lose yourself in the raw beauty of the nature.

Jump on a bike and ride to town in 5-10 minutes, walk 20 minutes or a quick 2 minutes' drive.

Pacifique has a minimum age of 25 years, with the exception of children accompanied by their parents. We do not accept Schoolies bookings. There is a strict noise policy and no parties/functions/events are allowed without approval. Guests must sign and agree to abide by property rules as a condition of their stay.

Please note, guests must obtain owner approval in writing to be able to photograph the property, including for weddings.

PACIFIQUE BYRON TERMS AND CONDITIONS OF RENTAL
Whilst we recognise that most guests are respectful and will treat the property as their own, to maintain a good standard for all our guests and to comply with council regulations, we require certain conditions to be complied with, as follows:
Bond - a bond hold via payment or credit card authorisation will be taken from the guest prior to check-in, to cover the terms and conditions below. No guests will be allowed to check in if a bond has not been paid. Bonds will be released or refunded within 72 hours of checkout and/or refunded in full upon satisfactory compliance of all terms and conditions herein, unless any damage has been caused in which case it will be held until the matter is finalised.
Number of Guests - at the property must not exceed the number of guests written on the booking form or invoice, unless agreed in writing with the owner or manager. Fees will apply for excess guests not checked in or agreed with the owners in advance.
Any damage or disturbance caused by guests of staying tenants is the sole responsibility of the tenants on the booking, and the bond paid by the guests on the booking will be used to cover any damage caused by guests who are both checked in and not checked in. Additional fees may also be charged if required. The owners take no responsibility for the behaviour of guests at the property, and the guest booking the property agrees to indemnify the owners of any legal action relating to use of the property by themselves or their invited guests.
Parties, events, workshops and functions and commercial activities - are strictly prohibited unless agreed upon in writing by the owners or managers. This includes noisy outdoor barbeques. Additional visitors who are not checked in and identified as guests staying at the property are not permitted, and this extends to the use of the pool and outdoor areas, which are reserved for guests only. Non-compliance could result in the immediate termination of the rental.
The price charged is for domestic use only and not commercial. Guests agree to use the property under these conditions. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of bond and/or additional payments.
Damage, Breakages, Theft and Loss - of items in the property, whether owners or tenants property, are the tenants' sole responsibility during their stay. The bond will be withheld to cover any damage caused by tenants during their stay. Tenants must ensure to keep all accessible doors and windows locked when they leave the property and keep any bikes and vehicles locked outside at all times. The owners take no responsibility for lost or stolen items during a guests stay. Damage and breakages must be immediately reported to the property manager to allow time to rectify the situation prior to the next booking, otherwise further additional charges may be taken. We occasionally have artwork on display on loan from artists that may or may not be for sale, guests also agree that any damage caused to paintings will have be to paid for.
Arrival - Check-in time is normally from 4pm on day of arrival, to allow time for professional cleaning (being a very large property), unless arrangements or a request is made otherwise and agreed by management in writing.

Departure - the property should be left in a similar state to its condition on arrival, with all rubbish removed to the outside bins and the kitchen tidy. Please leave towels in the bath or laundry (not on beds, floors or furniture). Check-out time is 10:00am, to allow time to prepare property for next guests. Late check-out may be available upon request, subject to availability.

BBQ, fireplace and pizza oven the BBQ, fireplace and pizza oven must be left clean and tidy a $100 additional fee will be charged for extra cleaning if any of these items are not left clean for the next guests.
Pool - Use of the pool during the hours of 8pm-8am is prohibited (for noise regulations) and no glassware, kitchenware or any other equipment from the property must be taken into pool area.
Rain - In the event of rain, tenants must ensure to close all windows, doors and skylights to prevent water damage. Tenants/guests will be responsible for water damage caused by windows left open and may have a deduction taken from the bond to cover repair costs.
Noise - Guests must be inside with doors shut and music off by 10pm a the latest to comply with Byron Shire Council regulations, and we ask guests to be quiet and respectful at all times when in the garden, pool area and outside the property.
Disturbance to neighbours - including excessive noise at any time of day from within the property, outside the property, in the pool area or noise when entering/ leaving the property is strictly prohibited and may result in instant termination of rental and loss of bond. If groups are noisy when inside, then windows must be shut at night to avoid sound carrying around the neighbourhood. Noise complaints will result in bond deductions and possible eviction. We apologise for being so strict but noise is a serious issue in the Byron Shire and keeping our neighbours happy is of paramount importance.
Complaints/Fines - Byron Shire Council strictly monitors noise complaints from neighbours. If a complaint is made, at any time of day or night, a representative of the property will be sent out to speak to tenants and this will result in an immediate fine of $1500 per complaint which will be deducted from your bond - there is no warning. If the situation is not resolved after one warning, we reserve the right to terminate your booking without notice and without refund.
Children - All children must be supervised at all times and adults making the booking are solely responsible for the wellbeing of the children at the property. The owners take no responsibility for accidents caused by negligence, lack of supervision, or to or by children. Plastic cups and tableware are available at the property for children, please do not give children glassware. Baby gates and hire equipment for infants can be procured and organised by us at the guests expense please request this when booking. The owners take no responsibility for the functionality of the infant products.
Beach towels/additional linen/towels and other hire products are available if booked in advance and will be subject to a fee. Please request these at least 3 days prior to your arrival. Any missing linen/hire products or house items will be deducted from the bond.
Furniture - Furniture and fittings must not be moved/removed without management's express agreement. We ask all tenants to call the property manager prior to moving any furniture or forcing any windows and doors. The pizza oven and indoor fireplace must not be used without the prior consent of the owners/property manager, and the property manager must explain how to use them. Wood must be kept under cover and dry at all times.
Heating/Cooling we ask to be respectful of the environment and close windows and doors if using airconditioning or heating to avoid overloading the system. We ask please to run airconditioning at no less than 22 degrees C and heating no more than 26 degrees C to protect the systems and environment. Please respect and turn off heating and aircon when not in the property. If system becomes overloaded due to negligence, the repair costs may come out of the bond.
Photoshoots - management requests that any photos from professional photoshoots taken at the property are either provided as a copy to management or tagged in social media. We do not normally offer contra for photoshoots, however the standard shoot fee may be waived for guests who stay at the property in agreement with management. Any photographers or other persons required to be onsite for shoots must be cleared with management first, and all other guests are the sole responsibility of the guest on the booking. Any guest who conducts any business-related activities at the property must carry their own professional and public liability insurances and are responsible for any invitees they bring onto the property.
Pets - Pets are not allowed unless specific arrangements have been made in writing with the owner and a pet bond is paid. We do not accept cats. All pets are to remain outside, unless specific approval has been provided by management in writing. Please note that although we have gates on the property, pets may be able to run onto the road, therefore must be supervised. Guests must respect the house and clean up after their animals, including not allowing pets on any furniture, beds (including outdoor furniture) and ensuring any messes are cleaned up straight away, including in the garden. Cleaning products will be made available for this purpose, including a shovel for removing animal waste from the garden. Dogs must be kept under control and on a leash at all times when outside and must not be left alone to bark as this constitutes disturbance to neighbours and a fine may be imposed as above. The owner takes no responsibility for pets staying in the property and it is the responsibility of the pet owner to ensure they are secured and supervised at all times. Additional cleaning charges may apply should pet hair, urine, fleas or any evidence (including smell) of the pet be left behind when guests leave. It is advised for pets to wear tick/flea collars to avoid bringing or picking up ticks/fleas to/from the area, and please ensure pets have had up to date worming, flea treatments, vaccinations and are clean with nails trimmed prior to arriving, to avoid scratches to the floors and furnishings. The owners accept no responsibility for death of, loss of, injury or sickness to pets during the accommodation period - full and sole responsibility for the pet and its actions lie with the pet owner and upon acceptance of terms and conditions the guest agree that no legal action (including payment of veterinary accounts) will be taken against the owners or management.
Smoking - is not permitted from anywhere inside the property or in the pool area. Please smoke outside only with doors and windows shut and use proper ashtrays. You may request ashtrays at time of booking or at anytime throughout your stay. All cigarette butts must be put into the large rubbish bins outside, please do not bring ash or butts into the property or place any in the indoor bins as the smell is very hard to remove.
Loss Byron Bay is very safe, and the property is located in a prime residential area, however the owners take no responsibility for damage or loss to the tenants personal property.
Cleaning - Please note there is no daily turndown/cleaning during the period of stay, however a regular professional cleaning/housekeeping service can be organised for you when booking your accommodation, at the guests expense, please just request this. The property will be professionally cleaned prior to letting commencement, and we expect the property is left in the same condition upon departure with rubbish removed and dishes clean. For long-term stays the property must be left in a rentable condition with a professional bond clean, the same as on arrival, unless agreed otherwise in writing.
Age restrictions - Please note, there is a minimum age for guests of 26 years, with the exception of families with children accompanied by an adult. The owner may decide to make an exception to this regulation on a case-by-case basis. All adult guests may be required to provide identification at the time of check-in.*
Availability - The owners will make every effort to ensure the property is available as booked, however the owners reserve the right to make alterations and cancellations to bookings, including if they feel uncomfortable with the guests' behaviour prior to arrival. Any monies paid prior to an owner-initiated cancellation will be refunded in full. Please note there is no refund for guest-initiated cancelled bookings or if guests leave early. If the booking is cancelled more than 60 days prior to arrival and the owners manage to re-let the property for the same period and for the same amount, then a refund or credit will be considered, less an administration fee, at the owners discretion.
Agreement - All Guests agree that booking this property constitutes an acceptance of these terms and conditions, regardless if this document is signed. The owner reserves the right to refuse guests who have invalid identification or have provided a misleading booking form, and to remove guests who have breached any of these terms and conditions. The property is provided on an as-is basis and the guest agrees to indemnify the owners and management against any claims resulting from a fee charged, an owner-initiated cancellation or eviction.
The details of any identification provided are for the purposes of renting the accommodation for the period requested only, and will not be used or provided to third parties for any means of marketing.
