--Property Description--
This three level property is beautifully presented with wonderful bay views and Cathedral style ceilings. Entry to the house is on level 2 which has 2 bedrooms, one with a Queen bed and the other with 2 x King Single beds and a split system A/C.
Upstairs on level 3, you will find the natural light filled open plan kitchen/dining area with floor to ceiling windows and bay views. Adding to the kitchen are stainless steel Smeg appliances, a Nespresso Coffee Machine and a generous size breakfast bar. The rustic looking dining table adds character and charm to the area. There is a open plan lounge area, with a sofa bed, TV, and ceiling fan. Adjoining this room is a powder room with vanity and WC. Sliding doors from the lounge room take you out onto the entertaining deck which overlooks the pool area and provides 180 degree views of Port Phillip Bay and the city skyline to the north.
A gas BBQ and comfortable outdoor setting with umbrella make the area the perfect place to sit back, relax and take in the bay views and sunset. Also on level 3 is the Master bedroom with floor to ceiling windows, bay views, a King bed, split system A/C, Ensuite with shower, vanity and WC and walk in robe.
Downstairs on level 1 is an open plan area with table tennis Table, daybed and sofa bed, together with a large living room with an Open fire place, TV and DVD. Both these rooms open onto another shaded deck which also overlooks the pool area. The Main bathroom has a Spa bath, shower, double vanity, WC and a sliding door to an outside courtyard.
There is also a Laundry on this level.
Access to the fully fenced Solar heated 11mt x 5mt pool is from Level 1. Sun lounges are by the pool and there is a covered bamboo seating area under a Pagola to sit back and just relax.
The property provides wifi nbn , bluetooth portable speaker, off street parking and ducted heating throughout.
Located in a very exclusive area of Mt Martha this large property, is just a short 5 minute drive to Mt Martha Village and stunning South Beach and an equal distance to family friendly Safety Beach.

Additional linen charges of $20 pp (min $100) apply for stays below 7 nights.

Pricing
Rates from 500 AUD to 750 AUD per night

No party/function.
BBQ must be left clean otherwise an additional cleaning fee of $60 will be charged.
Strictly no pets permitted without the express prior approval from the owner. There is a $1000 penalty if pets are brought to the property without permission from us. There must be no signs left of the pet inside or outside when you leave if you gain permission to bring pets.
No parties are to be held during your stay. Music must not disturb neighbours. The definition of a party is large numbers of people over and above those stated on the rental application, or loud music which may be disturbing to the neighbours bond forfeiture will apply.
Strictly no smoking indoors a fee of $1000 will apply if signs of smoking inside has occured. Any signs left of smoking outside will also incur a fee of $200. Make sure there are no butts left outside !!
